Repeat partners get first call on the schedule.Send us regular units and your properties go to the front of the line: walkthroughs and start dates ahead of one-off jobs.

What a turnover covers

Between tenants

Repaint, patch and repair inside the vacancy window. An empty unit is the cheapest it will ever be to work on.

The repeat items

The same wear list every turn - scuffed corridors, nail holes, worn trim - handled without re-explaining the building each time.

Durable specs

Harder-wearing paint and materials where they cut the cost of the next turn, flagged on the estimate so the owner can see why.

One call

Painting, flooring, tile, drywall and trim. One crew, one contact, one invoice per unit.

The questions managers actually ask

Can you give an itemized estimate the owner can approve?

Yes. Every estimate is written line by line, so an owner can approve some items and defer others without the job being re-quoted.

What does a unit repaint cost?

It depends on the size of the unit, the condition it is in, and how much trim and ceiling work it needs. Our painting calculator prices a specific unit in about a minute, which is usually faster than waiting on us. Every price includes prep and two full coats, with a $450 minimum.
