The make-ready list

Door hardware

Knobs, locksets, hinges and latches replaced. Doors that stick, will not close, or came off worse in the move-out.

Fixtures and rods

Like-for-like light fixture swaps, curtain rods and blinds hung, towel bars, switch plates and the hardware that dates a unit.

Patch, caulk and touch-up

Nail holes, scuffs and wall damage patched and painted to match. Kitchen and bath caulk lines redone so they read as maintained.

The whole list, one visit

Priced as one job and done in one trip, so the unit is photo-ready without three separate trades and three separate invoices.

Do you handle rental turnovers for property managers?

Yes - between-tenant make-ready work is a lot of what this page describes. Repaint, repairs and the hardware list handled between the move-out and the next showing, with an itemized estimate the owner can approve. See our property managers page for how we work with portfolios.

How do you charge for small jobs?

A $150 service charge covers the trip and the first hour of work, then $75 per additional hour after that. That is why it pays to save the small items up and have them all done in one visit - which is exactly what a turnover list is. Bigger, defined jobs get a written estimate instead of the clock.

What kind of work do you not take on?

Anything that needs a licensed trade: new wiring or circuits, plumbing beyond swapping hardware, and all gas work. Like-for-like swaps - a new light fixture on an existing box, a new faucet on existing lines - are fine. If an item on your list crosses that line we will say so up front and tell you who you actually need.

Do you charge for an estimate?

No. Estimates are free and carry no obligation. We walk the space, talk through what you want, and put the numbers in writing so you can compare them against anyone else.
